Using the MLS Makes Finding a House Easier
In this market there are many great real estate deals. Some buyer simply drive around neighborhoods looking for signs. Others occasionally look on the internet to find houses for sale. Unfortunately, without a systematic way to find a home for sale, they are probably missing the best opportunities out there.
Using the MLS is the easiest and most powerful way to find your dream house. Here are some tips and tricks to getting the most out of your search:
- Save a search on an MLS site that will automatically send you emails whenever a home falls into your search criteria. This will eliminate your need to purposefully go to the internet to search for properties. You will simply wait to see an email alert in your inbox.
- When setting up your search, make your geographic area and price range slightly larger and smaller than you originally planned. This will give you a better lay of the land on what is on the market. You can then also watch a more expensive listing drop in price and anticipate when it hits your price range.
- Because often information on the MN MLS is incorrect, you should try to limit the number of filters you put on your search. Often you will see homes that are listed as 3 bedrooms actually have 4 bedrooms or sometimes only 2. If you had your search limited to 4 bedrooms, you may miss an opportunity. Better to see the listing and disqualify it than to never see it at all.
- If your MLS search shows the name and phone number of the listing real estate, call them when you have questions. Since they have been in the home and are motivated to sell it, they can be your best and quickest source of information that may not be displayed in the MLS listing or pictures.
Using the MLS to find your dream house is not only the best, but it also the easiest way to find that home you have always wanted.
